Not just ROI numbers, but timing, ease of execution, learning curve, opportunity to learn hands on/requirement for regular interaction with the project (two sides to the same coin depending on how you look at it) etc.

I would be looking at what I think is coined house hacking.. that's buying a small multi and living in one unit. use your FHA loan to get in with 3.5% down.
