Look closely at section 5.062(a)(2): “An option to purchase real property that includes or is combined or executed concurrently with a residential lease agreement, together with the lease, is considered an executory contract for conveyance of real property.”The “180 days or less” exemption exists as an accommodation to real estate brokers, because otherwise the TREC 1-4 contract could violate this provision when combined with a TREC temporary lease.As the site notes, an executory contract is a contract that has not been fulfilled.

I never depreciate properties held in my own name as, for me, it is always a temporary measure before they are rolled into a holding company and I do not wish to deal with the CCA recapture.For properties held in a corporation, I have yet to experience that ... perhaps the lenders expect real estate holding companies to take all possible deductions (given they are paying at the top marginal tax rate)?

We called a local pawn shop and they just said to call the police.Among the weird things they took/did not take:They took my 25 year old Craftsman hammer but left my wife's brand new Estwing hammer.They left my brand new table saw but took my 10 year old air compressor.Last night we tried to Gerry rig a temporary security system.

There are greater risks relative to an option like Flourish which is strictly capital preservation, and temporary illiquidity is one of the drawbacks, but if you are selective and do your due diligence I think you can achieve the desired result.

Encourage the tenants to report the dog if needed, even so you probably need to take care of the fence, I might put up something temporary if I thought it was a safety issue at least until you look into it thoroughly.

However if rates rise (they were 15% for OO loans when I first started looking at houses in the early 80's) you can bet banks will start looking for properties that have been sold like this and calling these loans.IMHO this is a temporary solution.
