However, they said with the pattern of being late for 3 months in a row, and with the increasing number of late days, and the increasing amount unpaid each time, that a pattern was forming, and they recommended that posting the notice was needed to let the tenant know it's not okay.  

@Rosston Smith,i don't know your area or properties class but:-tile (tougher the better) (i think at some point we had a poster who was buying it by the pallet on sale, sort/cut by size, and do a pattern incorporating all of them(color/size)...)

This will give you clues on what to expect with payment patterns. 

If tenant's credit report shows a consistent pattern of late Payments to other creditors - you can expect they will attempt the same with you.  

Patterns, history, useage, maybe even include that car payment in your analysis of if they can truly afford your place

I'd put a nice carpet runner up the treads, it will protect the treads and should be fairly cheap; pick a good wearing but modern pattern/color for the carpet.

No "pattern" of trouble with the law.  3 or more misdemenaors (except traffic tickets) in 5 years or less is NO GO. 

If she is has a late payment pattern on a 60k income with high debt you would have most likely gotten a decline.I am not to concerend about their debt load, as long as they have a good track record of paying on time like clockwork.

Until then, they don't own the property.Having said that, if the buyer specifically asks about the payment patterns, etc. of the tenants, then you have a duty to disclose in my opinion.

Otherwise you will be a landlord that more success landlords buy property from for pennies on the dollar.This late pay pattern compounds over time and units.
