No clearances, there is nothing wrong with this installation. the 3' you may be referring to is for Exhaust pipes of gas fire appliances, not the gas meter ( which the meter and piping are all sealed). there is an electrical code of 30" work space clearance in front of an electrical panel, but the meter does not interfere with that. just make sure the panel box is a sealed box and rated for outdoors.

I am a cross country athlete in the fall and indoor/outdoor track in the spring semester.

The port is adding yet another terminal next year and developing the land around into more retail, restaurants, and entertainment including an outdoor amphitheater for concerts.

My best advice to minimize your chance of this happening to you is to buy a couple of outdoor cameras, build a good relationship with your neighbors(They can see who is staying at your house and whether or not they should be there) and demand frequent and detailed records from your manager!  

I love the outdoors and though I love what I do for a living, I'm ready to move on to this new adventure as I approach my mid 40's!

I think smaller, well-designed, low maintenance outdoor spaces are probably better for rentals.

Replace fan with "Outdoor" fan. 

I know outdoor weddings are popular but I’m a little skeptical of this numbers.
