I'm from in-city Seattle and although I love the mountains, it can be a bit dark, wet and miserable in the winter unless you are at Crystal, Stevens, Baker or Snoqualmie Pass.

I want to encourage you to do the work now to crystalize the vision of what you'd like to accomplish through real estate investing. 

As good as my buyer screen process is I have yet to find a crystal ball to know if my buyer will flake in a few months or years.

In the end, you have to be crystal clear on your expectations, be direct with voicing those expectations, be diligent in making your investment decision and then you take action based on your best efforts and due diligence.  

This was crystallized when a VP retired after 30 years, and the going away party consisted of beers at a local ice house.

I myself have been looking for properties over in Crystal and Robbinsdale.

The problem is no one has a crystal ball on what appreciation is going to do in the coming years.
