I know nothing about Indy, but you may want to look into if being located in a colder climate causes more maintenance.

Biggest downside to Cleveland IMO is the weather, but almost everyone except the most hardcore deniers are starting to face the fact that climate is getting warmer, which will over the course of the next several decades make northern states more desirable.

This isn't bragging; this is just the current state of affairs in today's investing climate (if it were 2008 all over again, I'd probably be unable to raise any money).
