I'm not sure on the size of your property but, for the past two years we have shut our calendars off at September first and marketed it as a " month to month" or " Mid-term rental ".

If I had only $1000 in EM, maybe I would've pushed it but personally the whole deal was screwed up from the start, (check your calendar and see what day of the week January 16th was), the agent that was representing me is as worthless as t@ts on a boar and I don't like being messed with so I got out!

Look at rates of similar type rentals in the area you are considering, and follow their calendars as the year goes on and see how booked they are.
