Not that you are a charity, but if you do it right--even with a profit motive-- others will benefit.You generally get some control over your success, something getting more uncommon if your efforts are lost in a bureaucracy someplace, public or private sector.

This is why cap rate analysis isn't usually performed on some property sectors: market participants don't keep or provide data necessary for well supported  rate derivation.

The Story I moved to Calgary four years ago for a job in the Energy sector after finishing my university degree.

Construction is one of the BIG engines of the economy and with that grinding to a halt other related sectors are affected.

I found that some have non recourse and only invoices forwarded, those are for govt sector clients too, it might be really hard for private clients of mine.

I'm moving now into higher and rentals and other capacity investments but I will continue to grow that sector of my rental business, because there are always people in that sector. 

However, suburbia itself is undergoing a transformation, with many initiatives, both public and private sector, both large and small, leading a a more town like environment - something like what the small towns surrounding large cities were like in the first half of the 20th century.
