What drew me into this heloc was the 1 year at 3.9% and no closing costs.

The big builder/developers are operating from a throttled inventory production model, so all these arm-chair quarterbacks saying builders will flood inventory are guessing opposite of reality.

I second @Drew Sygit suggestion about Grand Rapids. 

I just got an off market deal under contract with an older couple, I drew up a simple purchase agreement that I’ve used in the past, they of course wanted their atty to review it (old school people), it took days and all he did was confuse them for no reason, and wanted to draw the contract for us (at their expense of course).

@Drew Gelinas you are asking for a new construction loan in the 2nd position...I'm not sure you are going to find that.
