Have you studied up on the current market dynamics for STRs?

Sounds like there are some family dynamics that you are not privy to.  

As buy & hold investors who typically focus first on cash flow dynamics, that definitely eats into numbers.Anyone else have a similar experience? 

Our management company is very good that they will also employ a "dynamic" pricing of the units based on market availability and demand much like airlines do by raising tickets prices as the plane fills up.Texas is a very friendly business and landlord state.

Jaymin, Boise is all about appreciation and market dynamics.

That let's people bid higher for a property and still make a reasonable return (based on their likely misguided underwriting), which is now a new sale for that market, and a comp that others will use to price their own property, regardless of end use.I fully understand that the larger dynamic is overall supply and demand of real estate.  

@Jay Hinrichs   I think you'll see a different market dynamic and strategy this time around with Hedge funds, and I predict this will primarily be a result of continuing efficiencies and creativity in the SFR rental securitization market.  

Is that the dynamic you were thinking of?
