My two markets I'm in now are basically identical;  Norfolk, Virginia and Jacksonville, Fl. 

I have been an independent contractor for 7 years. each year i write of most of my income. i never realized until recently this severly limits what a lender can give you. should create an llc or some other identity and start passing all my income through that?

I just checked and there's an identical building that I was thinking about on Dequincy, but not this one. 

Less than a couple months later, we have seen identical properties in the neighborhood selling for $100-105K.

Does the data actually suggest an identical apartment in a housing community will yield higher rental income?

I just don't want to fall victim to a scammer or identity thief.

My plan is to increase rent by $125 ($625 to $750) on both sides of the duplex as there is an identical duplex behind the property that has active tenants paying $750.
