It is a separate unit and not shared space.The unit is in great condition except for carpet needs replacing and the hardwoods.

The house has been redone completely inside with hardwood floors .

Once he moved out though I found that while no major damage had been done a lot of small things were messed up.there is large stain (looking like dog diarrhea that had been dragged across the carpet) in the living room, that I don't think is going to come out with just a cleaning, but we are trying that too.chipped the granite counter top (no idea how or if its even worth it to fix)a dog that we didn't not know they had scratched up the back door (sanded and painted) and our hard wood entryway (going to need to be sanded and refinished)also a myriad of scuffs, holes, stains on many of the walls.did not clean upon move out which is specified in the leaseI manage from afar and getting there to do it myself is not cost efficient, and I am pretty pissed with my management company and told them so but that a whole other story.

We took some money out of our 401k remodeled the kitchen, resurfaced the hard wood floors, and painted all the rooms.

(I paid 41k recently for update kitchen to granite/SS, update bath, add 1/2 bath, add laundry room w/ wash sink & cabinets, new tile, hardwood finish throughout, new windows, pave driveway, garage door, exterior paint, landscaping and possibly other stuff I'm forgetting) there are many factors that could greatly increase this number, like floor plan changes, or crazy custom work that must be removed.So basically I set the budget...

The building is very, very old so the whole house has 3in hardwood floors (carpeted), with 10in baseboard.  

I bought a total rehab in January, 3 bedrooms,2 baths,1 carport,hardwood floors,all brick,deck,workshop.

I don't want to load the house with stainless steel, granite, hardwood, etc but I also want it to look nice and be competitive in the rental market.If it helps, the neighborhood is middle class, and homes are around ~150k.

Should I just have the hardwood floors and that's it?
