I see a lot of marginal deals floating around from these inexperienced syndicators who didn't go through the Great Recession and I fear for their investors. 

This is great if you have funds available to float the property during rehab and the additional down payment funds that will be most likely required by your lender.

But the job was poorly done, and the soil under the slab apparently isn't very stable so now I have a floating kitchen, with cracks (interior and exterior) that randomly widen and shrink.

Once I pointed this out in our contract they quickly changed their position.This is another reason why it's always a good idea to use state issued contracts as opposed to the generic ones floating around on the internet.

In this case the subfloor was floated and easy to replace.
