This hasn't happened, but I'm wondering
Can you seller walk away from the closing table even though you have a signed contract?

Yes and I have had it happen to me. The best thing to do is stay in contact with the seller. Exude confidence when talking to the seller over the phone. and always be upfront. But if that doesn't work you can record your contract and cloud the title. I have never done that and I would recommend against it if at all posible.
