Eugene  I assume that your 1031 exchange facilitator will put in unambiguous & explicit writing that it is 100% certain that it isn't tax fraud to 1031 into a 2-4 unit primary residence? 

Welcome, actually I suggest you NOT assign contracts in MO. to wholesale, (unless you have a license) a key word in the law here is "facilitate" that means to make a transfer by any means.

@Joe Osterfeld connect with your PM...they should be able to provide the service themselves or facilitate the work...this is a common task for any window company...the alternative is to jump on the phone...most handymen do not have a brake to do the work...too bulky and expensive to carry around...typical cost is about $200 per window...painting may be a better option depending on the condition of the wood...you can probably get full replacement windows for $400 a hole...maybe a better long-term option

Find a local attorney who could facilitate it.  

They should be companies who are easy to work with and help facilitate the transactions.
