Start an LLC? New to real estate investment

Hello all,

My wife and I have decided to put our first home together up for rent as we are closing on our new home. The first home is under my name only. Now that it will be an investment property, I'd like to look at starting an LLC. Would that separate a tenant who sues the LLC from potentially trying to get my new house, which would not be under the LLC, as well? What is your advice?

Also, I have read that the company that owns someone's mortgage has to, in some cases, consent to the LLC becoming the "owner." What can I do if they will NOT consent?
