I don't know of a coach matchmaker app.My current coach bumped rates to $1000/hr and I didn't feel I was able to extract that kind of value from our calls thus far.Examples of issues I'd tackle with a coach:- How to meet goals and tracking down the missing pieces to make them happen.- Lots of leadership/management guidance (I'm mostly lost in the woods when it comes to managing my employees)

The lady on the call refused to give me the tenant info or discuss anything meaningful (I mean they are probably already looking for new jobs, so they don't care).

I am on the HOA for my STR development and the only time owner participation is necessary or meaningful is at the election of board members and if we try to change the covenants, which requires a certain percentage of the ownership to vote.

I agree with @Nathan G. that there isn't enough information to give you meaningful advice.

You have to consistently follow up in a meaningful way and you will get deals.

Even if he were to double-close and re-sell without doing any meaningful work to improve the property, I could see a case being made against him.Of course, the other component is ethics. 

If you plan to owner occupy forever, the appraised value could still impact your plans because the appraised value will impact your options to extract cash (refi or HELOC).
