I currently concentrate on Rentals but am thinking again of getting into wholesaling for capital.The issue I ran into last year when looking into it was with the new Michigan laws as well as title companies not allowing double closings unless the full purchase price is brought to the table by me first as the wholesaler.I understand and somewhat agree with the new laws in regards to disclosure with the home owner and the intentions of a wholesaler.

- Decided some short-term & long-term strategies to concentrate on, Wholesaling, REOs, preforeclosures, probates, maybe some buy & holds for passive income then maybe the wonderful world of note-discounting.- Written a mini-marketing plan and started a direct mail marketing campaign.- Business cards and domain name although website has not been created.- Made a couple of great new friends that I communicate with regularly.Now we are paying for some state-specific investing education because we are not adverse to it but thanks to the BP community I know what we DO NOT need to pay for.
