It is not about "hiring" that makes people allergic, it is the psychology part.I KNOW you have noticed I use a LOT of psychology, to verfi data.The moment you talk about data, reasoning, psychology, people run.I believe people are lazy (sorry to be blunt), they want shortcuts, they want easy things to just work, and they don't bother figuring out why it works or why it doesn't.Keep pushing your theories forward.

I know several doctors who do several different things to get into the business.Some loan their money for profit share in deals, high interest rates or equity splitsSome purchase turn key (fully rehabbed property with tenants and property management in place) and just sit back and collect a checkSome partner up with people who CAN do it full time and provide the financing/w2 income for bank loansWhether or not you want to build an empire that completely replaces your w2 income, or simply supplements you're current income will totally be up to you.

What does the cash flow look like, can you use the basement to supplement your rental income to one or both of the units (if a unit has access to it and it is finished, have them rent the whole space, more space usually equals more rent.), etc.
