Even the best-managed rental property will cause you some hassle and concern and headache eventually, and there are a lot more expenses that crop up over time beyond just the mortgage payments.Not to mention you will have to get a rental license, rental suitability cert, lead inspection (for kids < 7), pay Philadelphia BIRT and NPT taxes, keep records for your tax returns, etc.

It adds a few good ideas:- Compile of list of suitable businesses in slightly dumpier or more expensive buildings, research them, and call them and try to convince them to lease from you.- Direct mail to suitable businesses nearby- See if your area requires a public notice for fictitious business names and mail the owner addressCan you guys come up with anything else?

For that I would remove the doors on the cabinet above the stove and make it suitable for a microwave or if that shelf at the end of the kitchen is intended for a microwave you could put some wall cabinets under it for good support then paint to match as the others have said.
