I think you'll find, if you DID NOT fill out Seller Property Disclosure form or a give the buyer a DISCLOSURE FORM 17 (Seller Disclosure to buyer) it may fall under a law suit if things do appear.It's been PROVEN on many occasions in Washington State Law that an item, a work defect or a material defect would be "AS IS" but, the whole property that is supposed to be LIVABLE and not CONTAMINATED is not an "AS IS" definition.

If you want to really stand out in a hot, competitive market, catering towards vacations or special occasions - spending a few extra bucks in the rooms or outdoor spaces that will be your first few key photos online - those are your money shots and will ultimately get you more clicks, bookings, better reviews, higher ranking on Airbnb / VRBO and coming full circle - ultimately you'll be able to charge more with the higher demand and occupancy goes up = more money in your pocket..

I have a check-in time after 2PM, check-out by 10AM and get regular requests to extend these times, which on occasion I try to accommodate but limit this keeping my cleaners on a regular schedule, giving them some flexibility to clean the place thoroughly.
