@Kenneth Davis,Raising the rents after 10 years of no improvements, seems unreasonable, however not illegal so if you want to raise the rates, check your state laws and do it.  

I would love to buy a property within a year but it seems unreasonable with losing my job and just getting by.

It means the tenant has the right to not have the landlord interfere unreasonably in their possession of the home while they are renting it, their right to quietly enjoy the property without the landlord's interference.I think landlords forget to put themselves into the shoes of a renter. 

This is magnified by a great deal when it comes to people that are unreasonable. 

When people make unreasonable or petty requests, I'm not going to be very accommodating. 

Ultimately your'e improving the property for all the tenants and nothing you are doing is an unreasonable request. 

You can charge a fee And I do if it's unreasonable.

If you have weird, unreasonable terms, you will only attract applicants who are so desperate, they will agree to anything in order to get housing. 

They have their own contractors that work for them but their rates are unreasonable.

I am not being unreasonable here.
