This can be accomplished with a solid written contract stipulating a base pay with a scaled bonus for specific milestones you desire like meeting or going under construction budget, meeting or beating timelines, meeting or exceeding resale price points, etc.

She pays me enough to cover any likely damages, higher rent as an additional buffer, parental co-sign, AND pay the people she owes money to. is it legal in your area to chare 2.5X deposit, in MD i think its only 1.5X Yes, the only stipulation or limits on fees charged in WA is that the late fees for late rent payments, etc. don't exceed 20% of the rent amount.https://app.leg.wa.gov/rcw/default.aspx?

If your anticipated hold is 5 years or under and HVAC and appliances are newer, then I'd not bother worrying about it unless your financing stipulates reserves.
