You can pay him a percentage of all rental income after expenses until he is paid back, and when there is any "capital event", so god forbid a casualty, or if you sell the property, then he gets reimbursed before you split any profits.

And chances are, our property policy will close out and seek reimbursement from the Gas company.Bottom line, if my client would have to wait for 1, 2 or 3 years to have the gas company pay for the damages and lost rents, he would loss the property because he can not float that much $ for that long.That's the one I have this month:)

I typically take the average daily consumption over the past couple of bills and reimburse the tenant for the number of days we are using the utilities.If your tenant does not know you, have your PM perform the introduction or call first to introduce yourself.
