There are hundreds of steps that go into a buyer's agent's workflow (we have a 40-step task checklist our buyers agents use) - from showing properties, to negotiating and preparing contracts and addenda, to dealing with the listing agent, inspector appraiser, lender, and title company - and each of these has a workflow, a timeline, and critical deadlines associated with it. 

I would be happy with 10 per year and the deadline is a motivator to stop procrastinating as I have been for the last 6 months.

Those are:$50 for each form you issued late (deadline is 1/31)$100 for each form you issued late more than 30 days, but before August 1$260 for each form you issued after August 1$530 for each form you intentionally neglected to file.You can only claim ignorance of the law once, so I always advise my clients to just do it.PS - These rules are for everybody. 

If they can’t make the deadline, you could come up short.

Since I don't think they could make the deadline due to the # of days left and they have a pretty big operation, I have feeling they are going to ask to go month to month.

I tried to buy a 40 acre piece, but the agent couldn't contact the sellers and I had a time deadline, so I found some river frontage and bought that instead.Gilcrest, Chemult, and probably DIamond lake will be listed on CentralOregonRealtors.com.

But, putting yourself againts a deadline is really bad!

Your example would be the opposite of what this property is going through since the multiunit was built after the rent control deadline date.

While the deadline is midnight the bids are usually not accepted until mid morning and may not reflect "property not available at this time until mid day or so" . 

Pay attention to deadlines.
