Until all the unknowns are known this may well be an achievable price but possibly far more expensive than that which includes alot more variables.Everyone is going to look at it differently, but I consider the per square foot price to include all Planning Costs (engineering, survey, etc), all Prep Costs (land clearing, sediment control, etc) and all Construction Costs (actual build costs).

There are times where flood plains are not accurate on the FEMA maps and this survey could uncover that - you can request the FEMA maps be updates using a LOMR or LOMA (I forget which it's called now) and then this become a non-issue.
