If you want to really stand out in a hot, competitive market, catering towards vacations or special occasions - spending a few extra bucks in the rooms or outdoor spaces that will be your first few key photos online - those are your money shots and will ultimately get you more clicks, bookings, better reviews, higher ranking on Airbnb / VRBO and coming full circle - ultimately you'll be able to charge more with the higher demand and occupancy goes up = more money in your pocket.. 

On several occasions, I have spotted a new property that I would like to make an offer on only to find that the property already has multiple offers, with some of them being all cash.

I have a check-in time after 2PM, check-out by 10AM and get regular requests to extend these times, which on occasion I try to accommodate but limit this keeping my cleaners on a regular schedule, giving them some flexibility to clean the place thoroughly. 

I've done that on several occasions. 

On the rare occasion I do tell someone I usually get the “cringe face.”

Depending what your goals are you can try the Aberdeen area, the yelm/rainier area, and you can on occasion get a duplex in the olympia/lacey/tumwater area for $269k. 

On occasion we have sweat equity opportunity but that is more irregular.
