Midtown is the hot spot, and North Oak Park is is also a good up and coming area and getting revitalized.

I initially was looking at Kensington as there is a lot of development in that area but from what I read, this is still a very rough area north of Lehigh Ave.In terms of the specific area of Germantown, I am looking for some advice/guidance from other investors, but I am familiar with the West Oak Lane area and areas closer to Mount Airy and have been focusing my early search in these areas. 

Hello BP members.I am invest in Detroit suburbs like oak park, Farmington hills southfiled.I have portfolio of 5 properties that i want to check the option to get a mortgage for them. 

I have had a growing number of investors who have previously only bought South Philly start migrating up towards the NW of Philly towards Germantown, West Oak Lane, and Mount Airy. 

I'm heading to Oak Park to visit the in-laws tomorrow.

If your property has lots of southern live oaks you need to factor in another $500-$800 every other year for tree trimmingAs for scorpions, spiders, snakes etc.

Here’s an example of a similar concept in Waco, TX - Live Oak Lake.

Will be a mixture of River Birch, White Pine, Blue Spruce and Red Oak. 

I over budgeted on this one because i wasnt really sure what it would cost.I have a lumber liquidators near me that sells a white oak plank for $1.19 sqft (i bought 2 bundles to check it out, and about 20% is trash).
