Also, if you're familiar with SD you'll know that the further you go from DT/ hillcrest/NP the less diverse it gets and as a young black couple with no kids, we really don't want to live too far in the "suburbs".Because my wife was attending grad school for the last 2-3 years, we tried to live modestly in a small 1bd 1ba 600 sq ft ($1K/m) but had pest problems in the first 2 place we lived in (cockroaches were coming in from an open bathroom fan in the 1st place and from the pluming in the kitchen wall in the 2nd place).

It is riskier than a more diverse unit mix, but for that demographic, you can pull it off easier than conventional multifamily.

Account ClosedI don't know Huntsville all that well but can speak to Birmingham - it's been a pretty hot market the last few years but is big and diverse enough that there are still plenty of opportunities for a great ROI while staying out of the rough parts of town.

The population has been growing here year over year over the last decade, it is home to The Ohio State University which has over 50,000 students that live here along with those that visit, and it also holds a diverse range of young professionals and traveling nurses to fill the demand of the multiple business corporations and hospitals stationed here.
