We had one come all the way from our front wall and lodged sticking out the back wall of the house on Christmas eve 1961.

Say I close my current deal in August, can I pretty up the property, have it re appraised and cash out at least my original down payment by Christmas?

Interesting to see the spike in Dec, I guess people want to move into a new home before Christmas/New Year.

I went in just before Christmas and talked to my banker about refinancing a piece of land so  can buy more properties.She told me that as long as I can show that my rental homes are making money and I have leases on them that is what they call "Seasoned Properties".

Using my estimate of capital expenses I have one property (duplex) that is not positive cash flow (not including equity gain) but there are a couple of extenuating circumstances on that one (we have a 2-car garage that we use both to store stuff for our rental properties as well as a few personal items (Christmas and Halloween decorations) and one unit of the duplex is rented to my handyman at a discount).

It's like the Christmas Story to me; ya just gotta do it annually.I'm thinking about making my own nickels.
