There is absolutely zero tolerance for personal feelings/emotions in making business decisions which translates directly to also managing a business.

I've seen a number of Pro Formas in my short time researching and investing in real estate so these concepts weren't necessarily NEW, but it was a good closer look at the structure of a proforma, and the formulas that make up the many aspects of a pro forma, and what they translate to... what they tell you about a particular investment exactly.

I would say most SFH in my area (I'd guess we run cheaper than in your area) are 400-500 depending on difficulty and size, so if I try to translate that into 8 units, it seems reasonable, if not cheap?

And some e-transfers simply translate to a physical check being sent regardless which defeats the whole purpose of going paperless...Does anyone have a good hack for this?

I usually have 4-5 per trade on my employee list, that could translate to 2-5 subs per trade on your end, however, these are my employees, and if I needed more, I'm sure I could double them up anytime, perks of being a self performing contractor.
