Stranger things have happened from court proceedings even though all laws have been followed.In the meantime, there is no reason not to use those funds, as collateral, for some kind of line of credit to help with other financial purchases or needs.DO NOT use the funds to repay loans or in any way except for collateral security.

The two biggest clues are the very low rate (you won't get that rate from strangers) and the fast closing (you might get that from a legitimate lender).

For strangers, they might require you to use official form with "lawyer language" and notarized signature, record as the first deed and what not.

I mean in this scenario you get to collect rent up until the very last day, and they have to not only find a new place to live and move out, but also move out based around your timelines and not theirs as well as reschedule their lives in the meantime so that you can bring strangers to view the space that they refer to as 'home'.
