Also BP folks will have meetups occasionally .. those are mainly to just meet people. .Rarebird has an agenda and guest speakers and in depth subject matter..

Many of the speakers there talked about equity investing and the typical structure seemed to be the following:- Investor receives 100% of the profit until investment is made back + 8% return- Profits thereafter are split 70%/30% Investor/Buyer until investor makes 12% return- Profits thereafter are split 60%/40% Investor/Buyer until investor makes 16% return- Profits thereafter are split 50%/50%Are these structures typically for flips?

I am not in any way affiliated with them, but I think the A/CREIA is one of the best in the area- they usually have good attendance, bring interesting speakers in, have a solid group of vendors, and are just generally well-organized (unlike the REIA that I belong to, which is a big joke).

Just because I don't have a lot of posts does not mean that what I have to say is not valuable or true - I would argue that many people on here have tons of posts and nothing to back it because they spend their time here instead of in the field - much like many of the speakers you have referred to.
