And, to those selling, facilitating a sale, better not make it look like you have a house for sale as an owner, you aren't selling a property you're selling the rights to a contract.A financing contingency isn't that great, yes it gets you off the hook if you can't get financing, but you must apply for it, that will cost you, if you get turned down and others look at why, and it becomes known you don't have a pot to spit in and bad credit, that backfires in dealing in bad faith and can get you nailed for locking up a property and other expenses.

If you voluntarily increase your P&I payment by 0.25% per month (if it's $1000 this month, you pay $1002.50 next month, and $1005.01 the following month, etc), you end up paying a 30 year mortgage off in 19 years and change due to how low rates are right now.
