Well when in reference to financing for investors for a gutted house, it depends.If they are utilizing cash or cash equivalent (hard money, commercial financing, or a line of credit), which are the buyers that wholesalers should be focused on anyway, then, no, a gutted house is not an issue.Now if you are dealing with an investor utilizing conventional financing then you're probably going to have issues.

I take the security deposit and first months rent WHEN THE KEYS ARE HANDED TO THE TENANT and the lease starts.I will hold a client for 1 week prior to that and the fee is equal to one weeks rent equivalent. it's non-refundable and is a separate cost.

It depends on the lease that was signed, but I have commonly seen a lease break fee equivalent to 2 months worth the rental amount and a 60 or 30 day notice in addition to that.
