It's a good list, but the book list I'm surprised they didn't list William Nickerson's "How I Turned $1k into a Million in Real Estate in My Spare Time" which I consider THE classic and upon which most current RE gurus have based their teachings on.

Last December, we closed on our first two properties with days to spare before the end of the calendar year.

The insulation had compacted and separated.

I started and still on my spare time still build hot rods and flip cars/trucks.

I don't need the spare 54 acres and I think I could sell them for enough money to get most of the money back.

Figure out something to sell, or a side gig that you can do in your spare time to make extra income.

Whatever is down there appears to have compacted so tightly that it felt like he was digging rock.I am hoping that someone on BP has had this problem before and can share what they did and how much they spent to rectify the problem.
