Yeah There’s no point in buying a couple single family homes in c or d class .

Your salary question would probably be more applicable if you were operating as a corporation (C or S corp), or had some complex business structure, which it doesn't sound like is the case.What I would do to keep things as simple as possible is have a separate account for your investing everything goes in and out of there.

This is a bit of an older topic, but I wanted to add that for those in C or D class areas, it may be beneficial to you because the tenant will fall into a habit of paying rent first immediately after getting paid...

Others bet on job centers or mass transit.

In c or d areas tenants will agree to do it but of coarse they won’t and you’ll end up with grass knee high and a city violation .

It sounds like you are trying to find what we collectively call C or B class properties.
