How is your bookkeeping? 

We are considering hiring an in house property manager to handle day to day tenant interactions, showings, leasings, bookkeeping and probably other items that I haven't listed. 

As long as you have good bookkeeping and your properties are all owned by an LLC which are each owned by an LLC that you personally own, a CPA only charges you for the main holding company you personally own. 

I'm a new real estate investor and was wondering what software is best for bookkeeping? 

Your bookkeeping will have your P&L ready for you with income and expenses as well as the balance sheet so make sure they have it in a tax ready electronic format like Quickbooks that they can send directly to your accountant.

You need up to date profit and loss statements along with balance sheets hence definitely get a good bookkeeper to help stay on top of that.

I have a bookkeeping & tax company and also work W2 for a construction company.

I need to get a good system in place for my accounts and bookkeeping. 

And also, should the bookkeeper be an online service or local firm?

I first used an accounting software called SBT for a few years, then my wife took over bookkeeping and switched to Quicken.
