Just because someone is paying you today doesn't mean they will pay you tomorrow and vice versa just because someone stopped paying you today doesn't mean they won't catch up and pay you tomorrow.

so, afai understand real estate, the higher the returns, the higher the risk (or vice versa)  STR folks should of been cognizant that all that money comes with a downside.

I'm not saying stocks are better than real estate, or vice-versa.

Now, it's not one of the other; maybe you are comfortable financing the acquisition but not the renovation, or vice versa.

And vice versa, if the seller has spoken with a Realtor® and prefers to offload the property quickly and take a hit in profit, avoiding all that might come with being on the open market as outlined by @Bruce Lynn, the Realtor® can pass that along to the wholesaler.
