Hello all,I am currently in the process of trying to fill a vacancy in my first ever rental unit and i wanted some advice.Unit StatsLocated in Albany Park Neighborhood in Chicago4bd/2bth Duplex with separate living and dining roomFully renovated with brand new stainless steel appliances and hardwood throughout (tile in basement level)I have been marketing it for about 3 weeks now and have done quite a few showings.

I have a large room that could be converted into a kitchen / living room which if I split the house in half with a wall or doors, would give me a large duplex with 3 bedrooms 2 baths, kitchen, dining room and living room on one side and the other would be the exact same thing minus one bedroom.

In one house it's been in the dining room now for 4 years; this is a house with two children, one grandchild that visits often and a the family dog. 

Most had to be prodded to actually file insurance claims but it does help fix things like a shelf being ripped off a freezer door, broken dining room chairs, and fan blades that had balloons taped to them, etc.

.+1 for luxury vinyl plank.I'm considering doing a dining room to bedroom conversion for my next project.

Doors & windows are boarded up except for a gap we put ours arms through with a camera.We take possession in 30 days & the elderly out of state owner says its all yours but said the barn hasn't been touched for 14 years.The old doors we found in the basement are 9 ft x 4 Ft wide a piece & they appear to be the pocket doors missing between the living rm/dining rm & they are in good condition.The ground floor has two large master baths & the staircase & hardwood floors are amazing.

It has a formal living room, dining room, breakfast nook, large kitchen, living room, laundry and half bath on the main level.
