If you choose 5 - 10 companies that are the leaders in their respective markets, you should see a healthy dividend and price appreciation over time.

@Nate Leaders You will never know exact unless you ask them, but your local MLS should have a public records section where you can see the mortgages that have been pulled on the subject property over the years. 

I would study marketing religiously and video journalize each learning moment (good or bad) for posterity.
