I feel that now that I've found BP that heavens gates have opened for me, I love the vast information sources and the podcasts a great to listen to and always keep REI fresh on the mind.I currently own 1 rental property and would love to get into fix and flip but feel like every other beginner investor that finding first flip capital is like looking for the pot of gold at the end of the rainbow.

So they don't see the pot of gold at the end of the rainbow. 

These people hit the jack pot by getting a couple more months rent free with no eviction thing.

Determine cost for mortgage, taxes, insurance, utilities, maintenance, housekeeping, repairs, furnishing house, replacement of high uses items like sheets, towels, pots/pans etc.

Always return to the fact that it is the tenants decision/choice to be evicted as opposed to voluntarily moving. 

After forcing the hand of a habitually-late renter, stating if I needed to have it by x date, she drove 30 miles and rolled up in her pot smoke-filled hooptie to pay me in cash. 

When she calls to ask you about it you tell her it will proceed to the point in time that she either leaves the property voluntarily or the eviction is carried out.At this point in time YOU are playing games with her.

I'm curious what tactics others have used to encourage tenants to find a new place voluntarily prior to their leases ending.
