It's a PITA on occasion, like when a tornado hits your property (replace roof) or parcel (remove trees from deck, porch, yard.)

I remember on more than one occasion, i dropped down below $3k at the tail end of my first ever purchase and rehab.  

On a few occasions I have had to advise them that they will lose their security deposit if they fail to cooperate.I don't know CA law, but your lease seems to allow access.

On the rare occasion I do tell someone I usually get the “cringe face.”

Its been said on multiple occasions on this site but, as far as investments are concerned, a primary residence isn't likely to perform as well as another class of property, best to go into any project with your eyes open.

Depending what your goals are you can try the Aberdeen area, the yelm/rainier area, and you can on occasion get a duplex in the olympia/lacey/tumwater area for $269k. 

Perhaps this is my fault for not asking2) I have asked for a quote on 2 separate occasions only to get billed come next statement even though I never bought the house or asked to be covered.
