I literally have no lawyers as part of my criteria -- I am a negotiator, but not trained up to the level I need to be to deal with someone that has chosen a career field where conflict and/or nit-picking contracts is a daily occurrence! 

Regardless which option is chosen (custodian or checkbook control), client is ultimately responsible for the transactions in his or her retirement account.

I know that landlords don't like that either, if they've finally chosen 1 person and they're no longer interested, because they've found something else.

The only contract you really should be signing is the one on the offer you make on the house you have researched and chosen as investor grade (agreeing to pay them commission on the sale).

Others disagree, but they have chosen landlording as an occupation.

I think the mentors that I have chosen over the years tend to leave out some very important details...mainly that they all had a huge pile of cash to begin with.

It's just how they have chosen to make a living. 

Few have chosen to use credit cards any way you look at it, because they are charged the CC processing fee which can be pretty substantial.
