As a buyer's agent, if my clients are interested in your house, I'm going to develop a strategy (and decide if it even suits their needs) with some of these questions/observations in my mind:1.

Your Comment: "For some reason I didn't really think of it as real tangible money" This comment is intended as an observation, not a lecture but because credit cards and electronic autopay are so prevalent, people have lost touch with money, which is your life energy.

Spend a day or two observing your local civil court (They are open to the public) and you'll quickly find out lawyers are not worth $500/hr they typically charge in civil matters.  

If the broker doing the bird dog deal just happens to be an employing broker, there are other issues relating to full service vs limited service that must be observed as well. 

It was observed that a small minority of tenants were responsible for the majority of back rent.
