so if i am understand what you have here 25121 is noi before paying anything on loan to new park owner. if above is correct then loan amount if price is 390k - 80 k down= 310k   @6% 30 years =1859 x 12=$22308=2813 profit yearly2 check with insurance carrier i am sure you can but cost may be to high 3 selling units to park renters may be a good way to go but if on a fixed income they may not have the money to do so and now they have the cost of insurance .4 check with local appliance repair as to service i would collect the money myself. if park is 55 plus upkeep may be minimal 5 i would ask for 30 and not offer any points
