He’s explained to me that since he’s been living there his landlord told him that he’s responsible for trimming dead tree branches, trimming hedges/bushes and mowing the lawn to remain in compliance with the HOA.

Light cosmetic stuff -- paint touch up, reattaching baseboard trim, etc.Anyone have a referral who works in this area?

You could replace with the 24 and trim it out or convert to a freestanding or a slide range.

One is a tree trimming and removal company (Serenity Tree Care) with me, and soon to be 3 part time employees.  20% of my clients are cold contacted by me while out and about chatting with people, the other 80% come from my 2nd business, Tree Med.  

One girl spilled paint on the vinyl plank and her boyfriend being the savior that he is decided to try to remove the paint with paint thinner and took all the top layer of the vinyl plank off and then told me someone broke into the house and did it.Also, waterproof is relative to how much water you spill on it, if you spill a lot of water, that water is going to eventually make it over to quarter round trim and get underneath.

The house is in overall good condition with original plaster walls, plaster ceilings, original doors & trim.
