I like the induction cooktops, they don't actually heat up, it's the molecular structure interacting with the pan or something to that affect; and they use far less energy too.

One note is that while I agree you shouldn't have to tell people you're going to report the payment as the law requires you to do, you really do need their TIN (SSN or EIN) before you make the payment.

Maybe your numbers pan out if you bought during the bottom of market in Feb'12, but not today.I put my numbers for lowest price 4plex currently in LV for comparison.
