The Big Island is the Best Island- True- Ok Im biased, but it does have some of the best beaches, 2 international airports, 8 Different Climates (tired of the whatever weather you have, drive 30 mins to something else) , Average Temp is 75, much of the residential housing is over 1,000 ft elevation which means no AC needed.  2 Volcanos, Thousands and Thousands of acres of farm and ranch land. 

My advice would be to always stick with your numbers and not try to manipulate them to make the deal work.

Focus on the down payment money.20% to 30% of the purchase price, or 3.5 for a house hack situation, unless your a Veteran.Good job so far.Maybe get a 2nd job, or a temp job and continue to save up.Good Luck!

I'm sure you can find decent pockets in Mesa or Tempe, but it won't be as easy as in the West valley.As far as areas go, the safest answer is anywhere near a Mayo Clinic.

It's more than a phone- it tells the temp, elevation, tides etc.-- but it is in no way a smart phone- with internet connection, maps, skype etc.
