I have a paragraph on cleaning fees ($200 min carpet cleaning fee) that would result if the carpet was stained following moved out (I always have the carpet cleaned prior to move-in and expect it to be in the same cleaned conditon at move-out.

Hey guys,anyone who has rehabbed for rent has gone through this decision for kitchen counters, tile aint too hip and grout gets nasty, granite can easily be stained and is pricey, laminate and solid surface can be burned.

In 6 months they broke 3 light fixtures - I had reports their kids were spraying a garden hose from the outside of the house into the kitchen, broke a large kitchen cabinet door, broke several plastic pieces of a new higher end Fridge, fist sized hole in the wall, carpet stains and the entire house may need another repaint, damaged woodwork, scratched kitchen cabinets, stole the curtain rods, curtains my wife spent a lot of time picking out stolen, destroyed the back yard - let the weeds grow several feet tall in the flower beds etc.

One person cannot efficiently, hunt for properties, research fair value, talk with sellers, arrange conditions of sale, manage/arrange financing, accept mortgage risk, inspect home, decide on paint schemes, shop for supplies, update place, install new plumbing, clean stains from cement, shop for insurance, interview tenants, run back ground checks, watch market for right time to sell for profit, collect rents, handle late night call on leaky pipe, market rental availability, Handle call during holiday weekend about barking dog, run title searches...You have to find the skills you have and farm out what you do not.
